Find FBR property valuation rates by city and locality
Source snapshot checked 19 September 2026. This explorer covers every city link and every PDF listed on FBR's Valuation of Immovable Properties index on that date: 56 city links, 71 listed notification records, 69 unique PDFs and 40,543 PDF pages. The source rows are reproduced from layout-preserving PDF text extraction; the tool does not guess missing table headings or silently combine amendments.

Use the explorer without choosing the wrong rate
- Start with the legal description, not a popular nickname. Keep the allotment letter, registry, fard or title document beside you. A housing scheme, revenue estate, road frontage and off-road location may be separate rows.
- Select the city label used by FBR. The official index is the source of the city list. It currently sends the Bahawalnagar label to the same page and documents as Bahawalpur; the explorer flags that anomaly rather than pretending they are separate schedules.
- Search a distinctive fragment. Try the scheme, phase, block, road, mauza, qanoongoi or tehsil. If there is no match, shorten the phrase and test an alternate spelling.
- Read across the source table. Open plot, built-up property, residential, commercial and industrial values can sit in different columns. A displayed number without its column heading is not yet a usable rate.
- Check amendments. Where FBR lists a later amendment or related SRO, the explorer keeps it separate. Read the base schedule and the amendment together; the tool does not overwrite a row merely because a newer PDF mentions the city.
- Save the evidence. Download the filtered CSV and retain the official PDF page, SRO number, issue date and the transaction-date advice used.
What was scanned and what the CSV contains
All 69 unique PDFs were downloaded from FBR, checked against the file size reported by the official server and passed through layout-preserving text extraction. The set contains 40,543 pages, 1,931,760 searchable non-empty source lines and 1,075,739 lines carrying a printed three-or-more-digit or decimal value. Text-only locality and category rows remain searchable because several appendices map an area to a category without repeating its rate on the same line. None of the documents fell below the text-density threshold for image-only OCR review. One Jhang transfer initially arrived incomplete; it was resumed to the official 133,006,545-byte size before extraction.
The downloadable CSV is evidence-oriented. It gives the city, SRO or notice, issue date, source type, PDF page, extracted source row, the numbers detected in that row and the official PDF URL. It deliberately does not rename a number “residential open plot” unless that relationship is visible in the source row. This avoids creating a cleaner-looking but legally unreliable table.
Which notification applies on the transaction date?
The index is a document library, not a consolidated statute. Most principal schedules in the inventory are dated 29 October 2024, while the page also lists later amendments and replacement schedules from 2025 and 2026, including newer entries for Islamabad, Quetta and several amended cities. Publication date alone does not answer commencement, supersession or the effect of an amendment.
For an actual transfer, record the agreement and registration dates, then read the operative wording at the start and end of the relevant notification. If a later notification says it supersedes an earlier one, keep both in the file and document why one applies. If it substitutes only named rows, the unchanged base table may still be needed.
Units and categories that commonly change the answer
| Source distinction | Why it matters |
|---|---|
| Open plot vs built-up | The schedule may give separate land and constructed-property columns. |
| Residential vs commercial | The same locality can carry materially different rates by use. |
| Industrial area | Some notifications put industrial areas in a separate table with different columns. |
| Road frontage vs off-road | Main-road, link-road, corner and interior descriptions may be separate rows. |
| Square foot, square yard, marla or acre | A number has no usable meaning until its printed unit is confirmed. |
| Plot size or category band | Some schemes split values by plot size, phase, block or category. |
Do not turn an FBR valuation into a full closing-cost quote
The FBR value may feed federal income-tax rules, including advance tax collected on a purchase or sale. Stamp duty, registration fee, capital value tax and local charges are administered under separate provincial or territorial rules and may use a different schedule. The negotiated consideration can matter as well. Ask for a computation that states each tax, its legal basis, valuation base, rate, filer or other status, and the date on which status is tested.
For a related federal computation, read the section 236K buyer guide and the section 236C seller guide. If the asset must enter a return, use the wealth-statement guide to preserve the funding and cost trail.
Send the city, exact locality or revenue description, property type, plot size, built-up area and expected registry date. Chartered Advisory can identify the source notice, document the valuation row and scope a federal tax computation. Provincial registry charges are confirmed separately.

Questions people also ask
Are these current market prices?
No. They are FBR fair-market valuation schedules for statutory tax purposes. Market price and provincial registry values can differ.
Why does one result show several numbers?
A source row can contain plot, built-up, residential or commercial columns, or cadastral identifiers. Open the linked PDF page and match the table heading before selecting a rate.
Does the newest PDF replace every older row?
Not necessarily. A later document may replace a full notification or amend only named entries. Read its operative wording together with the base schedule.
Can I download the rates?
Yes. After choosing a city, download all its extracted rows as CSV, or search and download only the matching rows. The PDF source catalogue is also downloadable.
Why is Bahawalnagar linked to Bahawalpur?
That is how the FBR index was configured when checked on 19 September 2026. The explorer flags the mapping; confirm the intended district from the notification itself.
